This is an untouched part of Scotland, which attracts walkers, fishers and stalkers, and yet is only 15 minutes from the main route to Inverness and Perth

Recently renovated, this property provides stunning holiday accommodation of the highest standard, with quality contemporary finishes complimenting beautifully traditional furnishings.  Every thought has been put into making this a comfortable, warm and stylish country cottage with its underfloor heating, exposed stone wall and timber finishes all adding to its character.  The double height sitting room is wonderfully light and airy with the windows and French doors taking full advantage of the views, yet the wood burning stove, oak flooring and muted tones of curtain fabric providing warmth and comfort, ideal at any time of the year.  The well equipped kitchen with its beautiful flag stone floor, oak and stainless steel finishes will delight any cook and provide the atmospheric setting for long informal meals. With three delightfully charming bedrooms, one with an open fire, a sleek contemporary shower room with an enormous shower, and a wonderfully luxurious family bathroom with roll top bath, this truly a wonderful spot to enjoy luxury living in the most glorious setting.

Balnahard is the ideal base for touring the Highlands of Scotland with Fort William and Ben Nevis 45 minutes drive to the west, Aviemore and the Cairngorms 45minutes drive to the east, Inverness one hour north and Perth one hour to the south.  There are distilleries, castles, the osprey centre, a steam railway all nearby.  Walkers will love both the low levels walks and the more demanding routes, with many Munros within easy reach, whilst mountain bikers must visit Wolftrax, which provides 18km of off road mountain tracks, in the most beautiful scenery, to suit all abilities. With skiing at Aviemore and Aonach Mor both less than an hour away, and with canoeing, sailing, windsurfing and fishing all available at Loch Insh, there is plenty to keep all the family amused for a long time.

Fishing and shooting can all be arranged locally and stalking can be arranged with the estate.

Ever since their first introduction in Europe in the 10th century, pheasants have become a popular game bird attracting hunters to engage in hunting them for centuries. Although many have changed through the ages, the way we live, the way wee see life, and so on, our delight of pheasant hunting has stayed untouched. Driven pheasants shooting days (approximatively 150-200 a day) are available through the season. Woke up shooting days are also available during the season.


One of the best stalking in Scotland is available at Cluny Estate from approximatively the 15th of december till the 20th of october for stags. hinds stalking is also available at Cluny from the 21st of october till the 15th of february. Cluny has been culling approximatively 70 stags and 130 hinds each season the last 5 years.
